One team, from first sketch to the builder on site.
An experienced, international design team covering architectural design, planning permission, interior design and building performance, with trusted contractors across London when it is time to build.
Who you are working with
BIM Performance is a London design consultancy based in Hounslow. Our team brings international training and experience to homes across London and the surrounding boroughs, working with homeowners, small developers and builders.
Between us we cover architectural design, planning applications, interior design and overheating assessment, so your project stays with one team from the first survey to the final drawing.
When it is time to build
We work with a range of contractors across London. If you need a builder, we can introduce you to one who suits the size and type of your project, and who will build from drawings they already understand.
You choose who to appoint and agree the contract directly with them. We stay involved to answer questions and keep the build matching the design.
How we work.
Four commitments that shape every job we take on.
The honest answer comes first
If what you want is unlikely to get consent, you hear that at the first consultation, not after you have paid for drawings. Turning work down occasionally is part of the job.
One price, agreed before we start
You get a fixed fee for a defined scope in writing. If the scope genuinely changes, we agree the change before any extra work happens. Council application fees are separate and we tell you the exact figure.
We deal with the council
We are the named agent on the application, so officer queries, consultee comments and neighbour objections come to us. You are kept informed, not handed a problem.
Drawings a builder can price
Design intent is not a specification. We produce information precise enough that quotes are comparable and variations are rare.

A first conversation costs nothing and usually saves time later, even if you decide not to go ahead.
